Lease terms

Seeking responsible long-term tenants who will value and care for the home as their own. Minimum 12-month lease required. Renter's insurance required. Renewal is subject to mutual written agreement and lease will not automatically convert to month-to-month without landlord approval. Renter's insurance is required prior to move-in and must be maintained throughout tenancy. Tenant pays all utilities. Owner provides regular yard maintenance; tenant must provide scheduled access to the gardener for front, side, and back yard service and reasonable access for utility/meter service as needed. No smoking of any kind inside the home and no pets. No subletting, short-term rental, Airbnb, or unauthorized occupants without prior written landlord approval. This is a carefully maintained owner-occupied home with upgraded finishes. Tenant is expected to keep the property clean, dry, ventilated, and in good condition, perform routine housekeeping upkeep, and promptly report leaks, plumbing backups, electrical issues, appliance malfunctions, water intrusion, pest issues, security system problems, or any condition that could cause further damage if left unaddressed. Tenant is responsible for damage caused by misuse, negligence, smoking, unauthorized pets, unauthorized occupants, or failure to timely report a problem. No alterations, painting, lock changes, fixture installation, wall mounting, or other modifications without landlord's prior written consent. Washer and dryer are provided as a courtesy without warranty; landlord may elect not to repair or replace them if they fail. Additional terms, maintenance responsibilities, and house rules will be detailed in the final lease agreement and addenda.
