Lease terms

* Water service is included in the monthly rent. * A non-refundable pet fee of $250 per pet is required before any pet is permitted on the property. All pets must be approved by the landlord prior to move-in. * The tenant is responsible for all other utilities and services, including electricity, telephone, cable television, and internet (Wi-Fi). * Because the electric service is billed through the property, the tenant will receive notification of the electric amount due around the 15th of each month. Payment for the electric balance is due with the following month's rent unless otherwise specified. * The HVAC air filter will be replaced and maintained monthly by the owner or property management. The tenant agrees to provide reasonable access for this maintenance with proper notice, except in emergencies. * Smoking, vaping, or use of tobacco products is strictly prohibited inside the leased premises. Tenant is responsible for any smoke-related damage, odor remediation, or cleaning costs resulting from violation of this provision. * Rent is due on the 1st day of each month. A late fee of $10 per day will be assessed beginning after the grace period of 3 days, the 4th of the month if rent has not been received by 11:59 PM on the 3rd * The premises shall only be occupied by the individuals listed on the lease agreement. No additional occupants may reside at the property without prior written approval from the Landlord. * Keep the premises clean and sanitary, properly dispose of trash, prevent damage caused by neglect or misuse, report maintenance issues promptly, maintain the private yard area in a reasonable condition if assigned to Tenant. * Upon termination of the lease, Tenant agrees to remove all personal belongings, return all keys/remotes, clean the premises, and repair damages beyond normal wear and tear * Security deposit deductions may be made for damages, unpaid rent, unpaid utilities, or cleaning costs as permitted under Georgia law.
