Guests over 14 consecutive days need written approval. - Pets. None without written approval. One small pet possible, [under 25 lbs], breed restrictions apply: $500 deposit, $50/mo. Service and assistance animals are not pets and carry no fees. - Smoking. Prohibited everywhere on the property, including tobacco, cannabis, and vaping. - Insurance. Tenant carries renters insurance, $100,000 minimum liability, landlord named as additional interest. Proof due before move-in. - Maintenance. Tenant handles routine upkeep, bulbs, detector batteries, and cleanliness, and reports issues promptly. No alterations without written consent. Tenant pays for damage from neglect. - HOA. Tenant follows all HOA rules. Tenant-caused fines charged back to tenant. - Subletting. No subletting, assignment, or short-term rental without written consent. - Screening. Income 3x rent, applied to tenant-paid portion for assistance recipients. Credit 700+. $40 fee per adult. Background, credit, rental history, and income verified.
