For full terms, details, and restrictions, contract will be provided in advance and reviewed with approved tenants. Owner pays association fees, pool cleaning, waste fees, sewer, and landscaping. ADT Alarm system is installed - tenant is responsible for payment if desired. Valid Rental Insurance required. Credit check will be required - 680 score minimum will be considered. Rent due on the first of the month. Rent will be considered late if not received by the 5th of the month. A late fee penalty equal to the lesser of 10% past due, or the maximum permitted in the state of NV, per month may be assessed on any past due amounts (including rent, deposit, utilities, reserve, or previously assessed late fees). Pet policy - $250 deposit for Cats (2 Max), $350 deposit for Dog (1 Max; NO Pit Bulls, Rottweilers, German Shepherds, or Doberman Pinschers). Service animals allowed. No smoking inside home (no exceptions). No illegal drugs or illegal happenings are allowed. Landlord requires standard property access for on-going servicing, landscaping checks, and filter replacement - will provide notice in advance. Quarterly property inspections included in lease agreement.
