This is a fixed, one-year lease. No subletting. The owner pays for electric, air conditioning, heat, water. All utilities are expected to be used for normal residential usage. The renter will not have access to a thermostat. The owner pays for trash. The renter will deposit their trash in the trash bins as needed (not to exceed one bin per week). The owner provides access to wifi internet with no guarantees of upload or download speeds. This is a basement apartment with the owner living on premises. The renter understands there will be noise from people moving overhead. The renter will have access to one dedicated, uncovered, parking spot in the driveway. There are no additional spots in the driveway for visitors. The renter will have access and use of the backyard patio. The renter is responsible for basic maintenance such as clearing drain and toilet clogs, changing air filters and light bulbs, and reporting leaks. Max occupancy is 2. No smoking allowed. No pets allowed. Tenant screening criteria includes a minimum credit score requirement of 700, income 3x higher than rent, first/last/security deposit, employment verification, and landlord reference. Viewing is by appointment only. No phone calls.
