Lease terms

Utilities Tenant shall be responsible for the payment of all utilities associated with the property, including water, electricity, and gas services. Maintenance and Repairs Tenant agrees to maintain the premises in good condition. Tenant shall be responsible for routine maintenance, including but not limited to replacing air conditioning filters at least twice per year. Additionally, Tenant shall be responsible for all repairs costing less than $200.00. Any repair exceeding this amount must be reported to and approved by Landlord prior to work being performed. Smoking Policy Smoking is strictly prohibited inside the property. Safety Devices Tenant shall not remove, tamper with, or alter any safety devices installed on the premises, including but not limited to smoke alarms and fire sprinkler systems. Tenant agrees to notify Landlord immediately if any safety device is not functioning properly. Rent Payment Rent is due at the end of each month. If rent is not received within five (5) days after the due date, a late fee of $150.00 will be assessed. Alterations Tenant shall not make any alterations, modifications, or improvements to the property without prior written consent from the Landlord. Alterations Occupancy and Subleasing Only individuals listed on the lease agreement are permitted to occupy the property. Subleasing, short-term rentals, or listing the property on platforms such as Airbnb or similar services is strictly prohibited.
