Lease terms

1. Lease Duration: 2 years. - Lease Start Date: 08/01/2026 - This is a fixed-term lease. After expiration, it may convert to month to month only with written agreement from both parties. 2. Monthly Rent: $3500 - Due Date: On or before the 1st of each month - Late Fee: $150 after 5 days past due 3. Deposit Amount: $3500 - Held in accordance with state law. - Refundable minus damages beyond normal wear and tear. - Itemized deductions will be provided within 10 days of move out. 4. Utilities Tenant is responsible for: Electricity, Gas, Water/Sewer, Trash, Internet/Cable Landlord is responsible for: HOA 5. Maintenance & Repairs Tenant Responsibilities: - Keep the property clean and sanitary - Replace light bulbs, furnace filters, smoke detector batteries - Report maintenance issues promptly - Maintain lawn and snow removal Landlord Responsibilities: - Structural repairs - Major systems (HVAC, plumbing, electrical) - Appliances provided by landlord 6. Use of Property - Residential use only - No illegal activity - No subletting or Airbnb. - Maximum occupancy: 8 persons 7. Pets Pets allowed with conditions: - Pet deposit: $500 - Max number of pets allowed: 3 8. Smoking - Smoking is prohibited inside the home 9. Alterations - No painting, remodeling, or installation of fixtures without written approval - Any unauthorized alterations may be charged to the tenant 10. Entry by Landlord - Landlord may enter the property with 24-hour notice for: - Repairs - Inspections - Showings to prospective tenants or buyers - Emergency entry may occur without notice. 11. Insurance - Tenant is required to carry renter's insurance - Landlord is not responsible for tenant's personal property 12. Move Out Requirements Tenant must: - Provide [30/60] days written notice - Return all keys - Leave the property clean and free of trash - Repair or pay for tenant-caused damage 13.
