1. All utilities are paid by the tenant, only HOA fees are paid by landlord. 2. No smoking allowed 3. Tenants are responsible for all pest control. 4. All tenants are responsible for keeping the yard free of trash, properly disposing of dead leaves or debris, and watering the grass and shrubs as needed. Costs for trash removal or replacement of landscaping due to tenant neglect will be deducted from the security deposit. 5. Tenants must obtain written permission from the landlord prior to installing TV brackets or creating any holes larger than pinholes in walls. Tenants are responsible for restoring any such alterations to their original condition, including filling holes with putty and applying matching touch-up paint. 6. Tenants are not to store personal belongings in any closets or storage areas where there are water heaters, air conditioning units or other mechanical devices. 7. Tenants are responsible for changing air conditioning filters at least every two months and using vinegar (or a similar product) to prevent buildup/clogging in the AC system. If the air conditioning unit malfunctions due to lack of proper maintenance, the tenant will be responsible for covering the repair costs. 8. Do not pour unwanted food grease down the drain. 9. Renters insurance is required with a minimum liability limit of $300,000, and Landlords are to be listed as an interested party on the policy. 10. Proof of tenant's insurance required before possession. 11. Tenants must get home professionally cleaned, including steam cleaning carpet upon vacating the property and promptly submit paid receipt(s) to the landlord. 10. The PetScreening Passport must be renewed annually or whenever there is a change in pet status, whichever occurs first.
