Shared Spaces You'll have access to shared areas like the kitchen, living room, bathroom, and laundry. I ask that everyone clean up after themselves and be respectful of shared time and space. 7. House Rules Quiet hours: 10 p.m. to 7 a.m. (especially during weekdays) No smoking inside the house No illegal substances or activities Pets: [Not allowed] Parking: Driveway or street parking is available. 8. Maintenance & Repairs Let me know if something breaks or needs attention I'm happy to help with reasonable repairs. Tenants are expected to handle basic upkeep (like replacing lightbulbs or keeping your area tidy). 9. Entry & Privacy I respect your privacy. If I need to enter your room for any reason (maintenance, etc.), I'll give you at least 24 hours' notice, unless it's an emergency. 10. Move-Out Terms Please give [30 days'] notice before moving out. The room should be returned in the same condition as when you moved in. We'll do a walk-through together to make sure everything's in good shape. 11. Subletting Subletting or transferring the lease is not allowed without prior written consent. If something changes in your situation, just talk to me we'll figure it out together. 12. Lease Violations Violations like non-payment, repeated noise complaints, or property damage may result in termination of the lease and forfeiture of the deposit.
