Lease terms

1. Term of Tenancy This is a Month to Month Lease. The tenancy renews automatically on the first day of each month unless terminated by either party with proper written notice as required by Maine law. 2. Occupancy Limit Maximum occupancy is four (4) persons. No additional individuals may reside in the unit without the landlord's written consent. 3. Guests and Overnight Stays Visitors may stay no more than 3 consecutive nights and no more than 7 nights per month without prior written approval from the landlord. Long term or frequent overnight guests are not permitted. 4. Subletting Subletting, assigning, or renting the premises (including through platforms such as Airbnb or similar services) is strictly prohibited. 5. Utilities Included The following utilities are included in the rent: Hot and cold water Sewer Garbage collection Snow removal All other utilities are the tenant's responsibility. 6. Pets One (1) cat is permitted. Meet the dog for approval. A $200 pet deposit per pet is required and must be paid prior to move in or before the pet is brought onto the premises.
