Lease terms

1. Rent Monthly rent is $1,500. Rent is due between the 1st and 3rd of each month. 2. Security Deposit The security deposit is refundable at the end of the tenancy, less any deductions for unpaid rent or damages beyond normal wear and tear. 3. Utilities and Services Tenant is responsible for: All utilities. Landlord is responsible for: Internet service and lawn maintenance. 4. Occupancy Only individuals listed on the lease are permitted to reside at the property. 5. Property Care and Maintenance Tenant agrees to keep the property clean and in good condition. Tenant must promptly report any maintenance issues to the landlord. Tenant is responsible for any damage caused by negligence, misuse, or intentional acts. 6. Smoking Smoking is strictly prohibited inside the home. 7. Parking Parking is limited to the driveway and legal street parking only. 8. Pets Pets are permitted only with the landlord's prior approval. 9. Alterations No painting, remodeling, or permanent alterations may be made to the property without the landlord's prior written consent. 10. Lease Term Upon expiration of the initial lease term, the lease will automatically convert to a month-to-month tenancy unless otherwise agreed in writing by both parties. 11. Default Failure to pay rent when due or failure to comply with the terms of this lease may result in termination of the lease and eviction in accordance with applicable law. 12. Move-Out Requirements At the end of the tenancy, the tenant agrees to: Return the property in clean condition. Remove all personal belongings. Return all keys, garage remotes, and any other property belonging to the landlord.
