Terms at 115 Hollybrook Rd

1. Rent Payment Rent shall be due and payable on the first (1st) day of each month. Failure to remit rent by the due date may constitute a breach of this Lease Agreement. 2. Lease Term This Lease Agreement shall be for a minimum term of twelve (12) months, commencing on the agreed-upon start date. Early termination prior to the minimum term may be subject to penalties unless otherwise agreed upon in writing by both parties. 3. Security Deposit The Tenant shall pay a security deposit in the amount of twenty three hundred ($2,300) prior to occupancy. The security deposit shall be held to cover any damages beyond normal wear and tear, unpaid rent, or other lease-related obligations, in accordance with applicable laws. 4. Utilities The Owner shall be responsible for payment of the water utility bill. The Tenant shall be responsible for electricity, which shall be billed based on actual usage. 5. Pets The property is pet-friendly, subject to the following conditions: A refundable pet deposit of Four Hundred Dollars ($400) is required prior to occupancy. A non-refundable pet fee of One Hundred Dollars ($100) shall also be due. Pets must not cause damage, excessive noise, or disturbances. Any damage caused by pets shall be the responsibility of the Tenant. 6. Property Access and Inspections The Owner, or the Owner's authorized representative, shall have the right to enter the premises for inspections, maintenance, and cleaning, provided reasonable notice is given to the Tenant, except in cases of emergency. 7. Property Maintenance and Cleanliness The Tenant agrees to maintain the property in a clean, sanitary, and orderly condition throughout the term of this Lease Agreement. Any damage beyond normal wear and tear shall be the responsibility of the Tenant. 8. Lease Termination This Lease Agreement may be terminated by the Owner if the Tenant violates any terms or conditions outlined herein, or if termination becomes necessary in accordance with applicable laws and lease provisions.
