LEASE TERMS & RENTAL POLICIES Property Address: 115 Bufflehead Ct #H, Chester, MD 21619 Lease Term Minimum 12-month lease required. Lease renewals subject to landlord approval. No short-term rentals, Airbnb, or subleasing permitted without written consent. Application Requirements Completed rental application required for all occupants age 18 and older. Background check, credit check, employment verification, and rental history verification required. Gross monthly household income should be at least three times the monthly rent. No prior evictions, landlord judgments, or outstanding utility collections. Security Deposit & Fees Security deposit required prior to move-in. First month's rent due at lease signing. Landlord is not responsible for vehicle damage, theft, towing, or parking violations. Occupancy Occupancy limited to approved tenants listed on the lease. Long-term guests require prior written approval. Unauthorized occupants constitute a lease violation. Maintenance Responsibilities Tenant agrees to: Keep the property clean and sanitary. Promptly report maintenance concerns, leaks, or damage. Replace light bulbs, HVAC filters, and smoke detector batteries as needed. Maintain patios, balconies, and exterior areas assigned to the unit. Prevent plumbing blockages caused by improper disposal of materials. Tenant shall not: Make alterations, install fixtures, paint, or modify the property without written permission. Perform repairs requiring licensed contractors. Violate condominium association rules and regulations. Condominium Association Rules Tenant must comply with all condominium bylaws, rules, and regulations. Any fines, penalties, damages, legal fees, or assessments resulting from tenant actions shall be the tenant's responsibility. Move-Out Requirements Written notice required in accordance with lease terms. Property must be returned in clean condition, normal wear and tear excepted. Security deposit deductions may be made for unpaid rent, excessive cleaning, damage, missing items, or lease violations as permitted by law.
