Looking near UNC Hospitals and Campus? If you want to be close to UNC and live in a modern community with a pool, tennis courts, club house, then look no further. Finley Forest is a well-established community with a broad cross section of residents who enjoy proximity to downtown Chapel Hill as well as easy access to bus lines (free to UNC) and major roads. The apartment is a second-floor unit with a nice private fenced in deck (recently renewed), accessible through your private gate from ground level, or the private stairs to the apartment. The great room has a nice fire place for a cozy touch. Hardwood floors like these are hard to find, and they are in all of the "common areas". All-white kitchens are fine, but if you like OAK, this is the place for you! Oak Kitchen Cabinets. OAK floors in the Hallways, Dining and Living rooms. OAK paneling on the FIREPLACE! It has all the standard appliances, with a small laundry room just next door. New stove, range-vent, and dishwasher in 2022 A large walk-in closet and private bath make the master suite feel like home. The Master Bedroom is slightly bigger than the second, while the second bedroom has private access to the second bath, and a generous closet (full length of one wall . same area as the closet in the Master Bedroom!!) as well. Both bedrooms have sliding-glass-door access to their own private balconies. New carpets in both bedrooms in 2021. Both bathrooms remodeled in 2022. Don't forget that this a community, and as such it has a swimming pool, tennis courts, walking trails, basketball, etc. BTW, the tenant sent me this when we were texting about her leaving and new ones coming; "You are a great landlord, and you were always prompt in responding to any concerns. you are always flexible and have worked with my schedule for any repairs or work that needs to be completed in the apartment. Overall, it's been a wonderful place to be the past 5 years! I don't know why people would prefer the bigger mega complexes. This is just the best neighborhood, the apartment itself is great, the outdoor space is unbeatable, and it's a 5 minute walk to 3 different bus routes." The current tenants are moving to follow their new jobs and have been here since they both started Grad School at UNC 5 years. They are "neat and tidy" people, but I will none-the-less repaint towards the end of their stay, or when it's vacant if they move a few days early. Normal wear-and-tear touch-ups and repairs will also be done. Just keep this in mind when you look. I've been a landlord over 20 years; I believe in pro-active maintenance and upgrades. This unit has a new A/C heat pump in 2024, as well as a new hot water heater in the same year. On the other hand, I live 20 minutes away in Chapel Hill, and my primary handy-man is 20 minutes away in Durham. I'm also a licensed HVAC Technician. You won't get the response time I give in an apartment that's dependent on "calling someone". This means that I have a supply of common parts (for all of the major appliances), and an Emergency A/C set-up if we need to wait for special parts. [When my wife and I waited 6 weeks without A/C one summer, I decided it was time to get the license!] Happy hunting!
