Brief lease details: Income Requirements * Household gross monthly income must be at least 3x monthly rent. * Income verification required (recent pay stubs, tax returns, offer letter, or other documentation). Credit & Rental History * Credit and background screening required. * No prior evictions within the past 5 years. * No outstanding balances owed to previous landlords or utility providers. * Positive rental references preferred. Occupancy * Occupancy limited to approved residents listed on the lease. * No subleasing or short-term rentals. Pets * Pets considered on a case-by-case basis. * Additional pet deposit and/or monthly pet rent may apply. * Breed and size restrictions may apply. Smoking * No smoking or vaping inside the home or on property. Application Requirements * Completed application for all adults 18 years and older. * Government-issued photo ID required. * Application fee applies. Maintenance Responsibilities Tenant shall keep the premises clean and sanitary, promptly report maintenance issues, replace HVAC filters as directed, maintain the yard free of excessive debris, and avoid damage beyond normal wear and tear. Unauthorized Occupants Any person residing at the property for more than fourteen (14) days in any twelve-month period must be approved by Landlord and added to the lease. Utilities Tenant is responsible for establishing and maintaining utility services in Tenant's name and paying all utility charges during the lease term. Late Fees Rent is due on the 1st day of each month. Any rent not received by the close of business on the 1st day of the month shall incur a late fee of $50 plus any additional fees permitted under Missouri law. Property Condition Tenant acknowledges that the property has been inspected and accepted in its current condition except for items documented in writing at move-in.
