Lease Agreement Terms Utilities Tenant is responsible for payment of all utilities associated with the leased premises, including but not limited to electricity, gas, water, sewer, trash, and any other services required for occupancy and use of the property. No Smoking Smoking of any kind is strictly prohibited inside the leased premises. This includes, but is not limited to, cigarettes, cigars, vaping devices, marijuana, or pipes. Violations of this policy may result in penalties and/or termination of the lease agreement. Pets A maximum of one (1) small dog under 40 pounds or one (1) cat is permitted, subject to Owner approval. The only exception shall be for a service animal as defined by applicable law. Any unauthorized pet found on the property shall constitute a breach of this lease agreement. Rent Payment & Security Deposit Tenant agrees to pay the first month's rent, last month's rent, and a security deposit equal to one (1) month's rent at the time of signing the lease agreement. All funds must be paid in full prior to Tenant taking possession of the premises. The security deposit shall be held in accordance with applicable state law and may be applied toward damages, unpaid rent, or other charges permitted under the lease. Owner Responsibilities Owner shall remain responsible for property taxes and property insurance on the leased premises. Lease Term This lease agreement requires a minimum lease term of one (1) year. Upon expiration of the initial lease term, the lease may be renewed or extended upon mutual written agreement between Owner and Tenant. Exterior Upkeep Tenant is responsible for maintaining the exterior of the premises in a clean and orderly condition. This includes lawn care, landscaping, snow removal (if applicable), and ensuring that no trash, debris, discarded furniture, or other items are left outside the property. Any fines, citations, or violations resulting from Tenant negligence or failure to maintain the exterior shall be the responsibility of the Tenant.
