Lease terms

12-month lease preferred. Monthly rent is due on the 1st of each month. The security deposit and first month's rent are due before move-in. Tenant is responsible for gas, electricity, water, sewer, internet, and all other personal utility services. The owner is responsible for regular HOA fees and trash service. Renters insurance is required throughout the entire tenancy. No smoking or vaping is permitted inside the home, garage, or basement. No pets are allowed. Applicants or tenants requesting a reasonable accommodation for a service animal or other assistance animal must contact the property owner directly. When the disability or disability-related need is not readily apparent, the owner may request reliable supporting documentation as permitted by applicable fair-housing laws. Assistance animals are not considered pets, and no pet fee, pet rent, or pet deposit will be charged for an approved assistance animal. The tenant remains responsible for any actual damage caused by the animal beyond normal wear and tear. Tenant is responsible for routine lawn care, watering, snow removal, and the proper operation, care, and maintenance of the sprinkler system. Tenant is responsible for any sprinkler-system damage caused by misuse, neglect, occupants, guests, or an animal. Tenant, occupants, and guests must comply with all River Oaks HOA rules. Any HOA fines, violations, or property damage caused by the tenant, occupants, guests, or an animal will be the tenant's responsibility as permitted by law. No alterations, painting, additional locks, satellite equipment, or major installations may be completed without prior written approval from the owner. Rental approval is subject to a completed application, identity verification, income verification, rental-history review, credit screening, and background screening.
