Costs, fees, and lease terms

Lease terms

1. Rent is to be received by the due date, which is the 1st of each month. Renters can pay online, if desired, or by check. But get the payment in before the end of the 1st day of the month. 2. There are fees for late rent and bounced payments (sections 3 and 5 of the lease). 3. The condition of the property is memorialized in photos and by a "move-in" list that the renter/s and manager sign the day the renters move in. This is compared to a "move-out" list that the renter/s and manager complete when the renter moves out to determine the fate of the damage/security deposit. 4. Renters are to keep the property in good order (clean) and good repair. USE PREVENATIVE MEASURES to keep the floors in good shape (like chair mats for office chairs, soft sliders for furniture on hard floors, etc). See section 7 of the lease. There is no smoking, vaping, or burning of incense/smoke producing products allowed. See section 6. 5. Renters maintain the grounds mowing and landscape care and GUTTER CLEANING are the renters' responsibility (section 7). 6. NO ALTERATIONS/UPDATES can be made to the property without written permission from the manager (section 9). 7. The residents of the property are named in the lease and no other residents are permitted without additional rent being due (retroactively, too), unless a written agreement from the manager is obtained (section 10). 8. Renters and guests must be lawful citizens and "good neighbors" (essentially). 9. Do not disable the smoke detectors If there is a problem with a smoke detector, NOTIFY the manager IMMEDIATELY! 10. Renters cannot change the locks or restrict access to the property beyond what is there when they take possession of the property unless they have WRITTEN PERMISSION from the manager (which will require the manager to immediately be given access tools based on the new security measures utilized). See section 21. 11. Utilities are the renter's responsibility to pay, except the landlord pays for waste removal as specified in the lease. Follow the rules for waste management to avoid extra costs (see addendum to the lease). 12. Renters are responsible for their own pest control, which begins with keeping the house clean and can extend to other treatments as necessary. Renters acknowledge that pest control treatments are the SECOND line of defense, and that keeping the premises clean and food sources properly stored is the first rule for effective pest control. 13. Renters have a way to receive a monthly credit simply change the HVAC system filter and take a pic of the old filter coming out, and the new filter going in, and the receipt for the new filter and send it to the manager (text or email works). If the renter doesn't do this, no credit will be given and the manager will access the property to do this per the lease (see section 12.h. of the lease). 14. NO kerosine heaters are allowed to be used. Use of candles is discouraged. Unsupervised use of candles, grills, or any flame is prohibited. 15. Park only on the driveway or on the street as allowed by the neighborhood, not on the grass. 16. ONLY water and water-based liquids are to be put down any drain! Put your oil, grease, and crumbs in your trash bin. YOU have to pay for any plumbing problems and subsequent damages caused by your actions (see section 12.p. of the lease). 17. ONLY flush down the toilet what naturally comes out of the human body and a small amount of toilet paper. YOU have to pay for any plumbing problems and subsequent damages caused by your actions (section 12. P. again). 18. Any pet/animal (permanent or visiting, indoor or outdoor) MUST BE APPROVED IN WRITING by the manager BEFORE it is on the property. There are extra costs associated with this, per the lease (section 13). 19. Renters have to provide proof of a renter's insurance policy with a minimum of $300k of liability coverage at the time of the payment of the initial security deposit. (The manager is responsible for keeping an active owner's policy on the property, but it does not cover the renter or the renter's belongings, just the stuff that's always there even when a renter is not.) Section 14 and 15 of the lease. 20. There is no sub-letting or assigning the lease to another party without WRITTEN PERMISSION from the manager (section 18) 21. The "hold over" section of the lease provides that a renter automatically switches to a month-to-month tenancy after the lease expires, but it is expensive! Rent automatically increases by 50% if no other specific agreement is worked out in writing with the manager first. Start talking to the manager at least 2 months before your lease expires to discuss what your plans are. It could save you money (section 20)! 22. The manager has the right to enter the house without advanced notice for inspection and maintenance at reasonable hours, but the manager will always try to give notice. In case of an emergency or non-response from a renter, the manager may enter at any time (section 21). 23. The lease talks specifically about different "worst case" scenarios in sections 22 - 27, which should never need to be addressed as long as the renter follows the terms in the lease. 24. The lease has the contact information of the manager on it. 25. Be sure to locate the water shutoffs for the entire house and the hose bibb. The renter needs to winterize the hose bibb by shutting off the valve that serves the hose bibb, which is inside the house just upstream of the hose bibb in the supply line. Water should be shut off to the entire house during extended absences that leave the house vacant for more than a couple of days and/or for any repair or water supply emergency (section 7).

Just when you think you can't get enough space for your money...this rental is available and ready for you! Comfortable 3 BR, 1 bath home with a large and useful basement, part of which could be living space and part of which is ready for storage. Washer/Dryer hookups are in the basement. Large fenced yard and convenient to all the places on the north east side of the county. Renter deposit is $1,650 and due at signing as well as first month's rent. Pets are highly discouraged, but if you must have a pet, the lease requires the payment of a non-refundable pet fee of $500.00 per pet, plus additional rent of $100.00 per pet per month. In no instance will more than two (2) pets be allowed. Pets must be screened and approved by the manager and listed on the lease. Renter pays for all utilities and lawn care. Weekly trash service (two bins) is covered by the rent, any fees due to violations are passed on to renter. Any appliances on site belong with the house, including washer and dryer, but they are available for tenant use and are maintained by the tenant. Current employment (earning 3x rent rate) must be verified before a tour will be scheduled. Tenant must carry renters insurance throughout the term of the lease & complete background and credit checks to be considered for a lease. (Owners have NOT been credentialed to accept Section 8 for this property.) Applications are processed via a different website.
