Lease terms

1. No Smoking Smoking or vaping of any kind is strictly prohibited inside the home, garage, or anywhere on the property. Any damage, odor removal, or cleaning costs resulting from smoking will be the Tenant's responsibility and may be deducted from the security deposit. 2. Pets A maximum of two (2) pets is permitted with the Landlord's prior written approval. A $250 refundable pet deposit per pet is due before any pet is brought onto the property. Tenants are responsible for any damage, odors, stains, flea treatment, or excessive wear caused by their pets. Pets must be kept under control at all times, and all pet waste must be cleaned up promptly. 3. Utilities Tenant is responsible for establishing and paying all utility services during the lease term, including water, gas, electricity, trash, sewer, internet, and cable (if desired). 4. Security Deposit The full security deposit is due at the time of lease signing. The lease is not considered fully executed, and possession of the property will not be granted until all required move-in funds have been paid in full. 5. Rent Payments Rent is due on the 1st day of each month. If rent is not received by the due date, late fees will be assessed in accordance with Texas law and the terms of this lease. 6. Lawn Care Tenant is responsible for maintaining the lawn, shrubs, flower beds, and landscaping, including mowing, edging, watering (subject to local restrictions), and keeping the yard free of weeds and debris. 7. Renter's Insurance Tenant must maintain renter's insurance throughout the lease term 8. Maintenance and Repairs Tenant agrees to keep the property clean and in good condition and to promptly notify the Landlord of any maintenance issues or needed repairs. Tenant is responsible for the cost of repairs resulting from negligence, misuse, or damage caused by the Tenant, household members, guests, or pets. 9. HOA Rules If the property is subject to a Homeowners Association (HOA), Tenant agrees to comply with all HOA rules, regulations, and community standards. Any fines resulting from the Tenant's or Tenant's guests' violations will be the Tenant's responsibility. 10. Occupancy Only individuals listed on the lease may reside at the property. Guests staying longer than 14 consecutive days or more than 30 days in any 12-month period must receive the Landlord's written approval. 11. Alterations Tenant may not paint, remodel, install fixtures, satellite dishes, or make any alterations to the property without the Landlord's prior written consent.
