Lease terms

Lease duration: Minimum 30-day stay; short-term and month-to-month arrangements considered. Unit is offered fully furnished all furniture, appliances, cookware, linens, and household essentials are included. Tenant is responsible for all utilities, including electricity, gas, water/sewer, and internet. Utility-inclusive arrangements may be considered upon request at an adjusted monthly rate. No smoking on premises or within 25 feet of the building. Dogs under 40 lbs welcome (maximum one dog); $300 non-refundable pet fee and $50/month pet rent apply. Other pets considered on a case-by-case basis. Security deposit equal to one month's rent ($4,550) required for leases exceeding 90 days; short-term stays of 90 days or less may qualify for a reduced security deposit of $2,275. Last month's rent due at signing. One dedicated parking spot included. Tenant is responsible for keeping the unit clean and in good condition; no alterations to walls, fixtures, or furnishings without written consent. Renter's insurance required prior to move-in. Landlord provides routine maintenance; tenant must report issues promptly. Access for repairs requires 24-hour notice except in emergencies. Unit may not be subleased or listed on short-term rental platforms (Airbnb, VRBO, etc.) without prior written approval.
