Lease terms

*Utilities: HOA fees and water service are included in the monthly rent. Tenant is responsible for electricity, gas, and trash service. Lawn Care Included: Professional lawn care is provided every other week during the summer months, making yard maintenance easy and convenient. Tenant simply needs to provide access through the side gate on scheduled service days. Unfurnished: The home is offered unfurnished, giving you the flexibility to make the space your own. The very large pictured TV will remain with the rental if desired. Lease Term: A minimum one-year lease is required, with the option to renew. Long-term tenants are preferred. Dog Friendly with Approval: One well-behaved dog may be considered with landlord approval. A monthly pet fee and refundable pet deposit will apply. If the applicant has previous rental history with the dog, the rental reference must include that tenancy. No Cats: Cats are not permitted. This policy is non-negotiable. Occupancy: All adult occupants must complete an application, be approved, and be listed on the lease. Subleasing and unauthorized occupants are not permitted. Smoke-Free Property: Smoking and vaping of any kind are not permitted anywhere on the property. Rental History: Rental references are required as part of the application process. Parking: Maximum of three vehicles. Parking on the lawn or street is not permitted. HOA Community: Tenants are expected to follow all HOA rules and regulations. This includes restrictions regarding the storage of trailers, campers, RVs, boats, and similar recreational vehicles. An application must be submitted prior to scheduling a private showing.
