**Lease Terms & Requirements** Utilities and maintenance are included, allowing for predictable monthly housing costs. This includes gas, electricity, trash service, high-speed internet, and professional lawn care * Professional lawn care is provided every other week during the summer. Tenant agrees to provide access through the side gate on scheduled service days. * The home is available partially furnished or unfurnished. (Mattresses are not provided.) * Long-term tenant preferred. One-year lease minimum with the option to renew. * One well-behaved dog may be considered with landlord approval. A monthly pet fee and refundable pet deposit are required. The dog must be present during the property showing/meeting, and if the applicant has prior rental history with the dog, the rental reference must include that tenancy. * **No cats.** This is non-negotiable. * All adult occupants must apply, be approved, and be listed on the lease. **No subleasing or unauthorized occupants.** * No smoking or vaping of any kind is permitted anywhere on the property. * Rental references are required. * Maximum of three vehicles. No parking on the lawn or on the street. * Tenants are responsible for complying with all HOA rules and regulations, including restrictions on the storage of trailers, campers, RVs, boats, or similar recreational vehicles.
