If notice is received after the 10th, the notice will not take effect until the first day of the following month. - Any guest remaining on the property for more than 14 consecutive days, or 21 days in any 12-month period is required to be added in the lease and a background check. - No businesses on the rental property without express written permission from the Landlord. - Pest control service is provided within the first three days after a tenant moves in. After that period, tenants are responsible for addressing and covering the cost of any pest issues that arise. - Last month's rent and security deposit (5,200) is due before move in. Landlord may terminate for non-payment, violations, or property damage. Landlord handles major repairs unless damage is caused by tenant negligence. We accept reusable tenant screening report.
