Lease terms

One-year lease. First month's rent and security deposit due at lease signing prior to move-in. Tenant responsible for gas and electric utilities. Non-smoking unit. Pets may be considered on a case-by-case basis with management approval. All adult occupants (18+) must complete an application and screening prior to scheduling a showing. Screening is conducted through RentSpree (link provided upon inquiry). Applicants may provide a complete screening report dated within the past 30 days from a recognized consumer reporting agency in lieu of purchasing a new report. Applicants must provide: - Government-issued photo ID - Verifiable income documentation (pay stubs, offer letter, tax return for self-employed applicants, benefit letter, etc.) - Credit and background screening - Verifiable current and prior residence history (including landlord contact information and current rent amount) Gross household income should be approximately 3.5x monthly rent (all lawful income sources accepted). Applications are reviewed based on overall financial responsibility, income stability, rental history, and ability to meet lease terms. Meeting minimum qualifications does not guarantee approval.
