## **Lease Terms & Rental Requirements** * **Lease Term 12-month lease agreement at 2,900/month**. Preference will be given to a responsible tenant seeking a longer-term rental arrangement. * **Security Deposit Security deposit equal to **two months' rent ($5,800)** is required prior to move-in. * **Early Lease Termination If the lease is broken early by the tenant, **one month's rent will be retained as a lease-break fee**. The remaining security deposit will be used toward any repairs, damages, unpaid charges, or other lease obligations. If the property is returned without damages or outstanding charges, any remaining balance will be refunded according to applicable California law. * **Pets Pets may be considered with owner approval. Tenant acknowledges that any pet-related damages or repairs will be the tenant's responsibility and may be deducted from the security deposit. * **Utilities Tenant is responsible for all utilities, including **water, garbage, sewer, electricity, gas, and internet/Wi-Fi**. Tenant will need to establish service with the appropriate providers, including the **City of Vacaville, Vacaville Recology, and PG&E**. * **Smoking & Fireplace Use **No smoking is allowed inside the home. The fireplace is decorative only and may not be used.** * **Renter's Insurance Tenant must maintain active **renter's insurance coverage** throughout the lease term and provide proof prior to move-in. * **Employment Verification Proof of employment and income verification are required as part of the application process. * **Property Condition Tenant is responsible for maintaining the property in good condition. Any damages beyond normal wear and tear will be the tenant's responsibility and may be deducted from the security deposit.
