Lease terms

Lease Duration: A 12-month lease is preferred; however, a 6-month lease may be considered. An inspection of the property will be conducted every 6 months. Utilities: Water is included in monthly rent. Tenant is responsible for electricity and Internet. Pets: Pets under 30 lbs are permitted with a $400 non-refundable pet deposit. No pets over 50 lbs allowed. Parking: Up to 4 vehicles are allowed to park on the property. Septic System Guidelines: Tenant must adhere to septic maintenance requirements, including avoiding flushing items such as baby wipes, feminine hygiene products, paper towels, facial tissues, cotton balls, medications, or grease. Trash and Recycling: Tenant is responsible for regular disposal of trash based on the trash pickup schedule. Smoking: Smoking is strictly prohibited inside and within 12ft of the property. Landlord Responsibilities: Landlord will cover landscaping and septic maintenance. Tenant Responsibilities: Tenants are responsible for keeping the property clean and well maintained throughout their tenancy and returning it in the same condition, excluding normal wear and tear. Any damage to the property resulting from the tenant's actions, negligence, or misuse is the tenant's responsibility. This property is managed with clear expectations to ensure a safe, clean, and well-maintained living environment.
