Lease terms

Offered UNFURNISHED as 12 month or longer written lease; Tenant pays utilities under their own account- water/sewer by City of Panama City Beach; electricity; any desired wifi, satellite or cable. Premises can be rented excluding use of garage for $100/monthly rent discount, which would leave allowed parking for one or two vehicles on front driveway, and/or on public street. Photos depict hard furniture (NOT INCLUDED) however, Tenant may opt for" Furnished lease option: for additional $200/monthly, Tenant will be provided quality furniture as depicted in photos (some not shown, i.e. matched Lane 4-piece king bed bedroom suite in black distressed finish, with near new, always encased luxury king set.) LR sofa and chair were previously donated to charity, so new LR chair and sofa will be supplied at Landlord expense nearest to move in date from area retailer. "Furnished lease option" will include one smart TV (52") but exclude small kitchen wares; countertop appliances, shower curtains, towels, linens, bed sheets, mattress pads, covers or pillows (but includes hotel style waterproof encasements). Lease will prohibit any form of subletting, or advertising any room for rent or short term vacation rental, which are prohibited by community HOA regulations. No pets, No smoking or vaping of any substance indoors.
