Additional Lease Terms Utilities: The Tenant shall be solely responsible for payment of all utility services associated with the Property, including, but not limited to, electricity, water, sewer, trash (if applicable), and any other utility charges incurred during the lease term. Renters Insurance: The Tenant shall maintain a valid renters insurance policy throughout the lease term and shall provide proof of coverage to the Landlord upon move-in and annually thereafter, or upon request. No Pets: No pets or animals of any kind are permitted on the Property, including animals kept temporarily, foster animals, or animals used for breeding, boarding, grooming, training, daycare, or any other pet-related business or service, unless expressly authorized in writing by the Landlord. No Smoking: Smoking, vaping, or the use of any tobacco, cannabis, or similar products is strictly prohibited inside the Property. If the Tenant violates this provision, the Tenant shall be responsible for all costs necessary to clean, deodorize, repair, repaint, or otherwise restore the Property to its original condition. These costs may be deducted from the security deposit or billed separately if they exceed the security deposit. Property Damage: The Tenant agrees to maintain the Property in good condition and shall be responsible for the cost of repairing any physical or structural damage caused by the Tenant, members of the Tenant's household, guests, or invitees, excluding normal wear and tear. Maintenance and Repairs: The Tenant shall be responsible for the cost of repairs resulting from misuse, negligence, abuse, or damage caused by the Tenant to the kitchen appliances, washer, dryer, heating system, air conditioning system, and any other fixtures or appliances provided by the Landlord. The Landlord shall remain responsible for repairs resulting from normal wear and tear or mechanical failure not caused by the Tenant, unless otherwise permitted by applicable law. Rent Payment and Late Fees: Monthly rent is due on the 1st day of each month. If rent is not received by the end of the 5th day of the month, a $50.00 late fee shall be assessed. If rent remains unpaid after the 10th day of the month, an additional late fee equal to 10% of the monthly rent ($300.00, based on a monthly rent of $3,000) shall be added, making the total amount due $3,350.00 (monthly rent of $3,000 plus the $50 late fee and the additional $300 late fee), subject to applicable law. Default: Failure to pay rent or comply with any provision of this Lease may constitute a default under the Lease Agreement and may result in legal action, including eviction, as permitted by applicable law.
