Lease terms

Minimum 12-month lease required. Tenant is responsible for all utilities (electricity, water, gas, internet, trash). No smoking allowed inside the property. No pets allowed. Security deposit due at signing. First month's rent due before move-in. Renter's insurance is required. All applicants must meet screening criteria including minimum credit score of 700 and income of at least 3x monthly rent. No prior evictions or serious criminal history. Occupancy must be approved and all occupants over 18 must apply and pass screening. Tenant is responsible for basic yard maintenance and keeping the property clean and in good condition.
