RENTAL TERMS - 12-month lease - Water/Sewer/Garbage: $100 first resident plus $50 per additional resident - Unfurnished - Max occupancy 2 per bedroom - Rental insurance required - Cats are welcome with pet deposit MOVE IN DETAILS: - Non-refundable application fee: $45 per applicant - Non-refundable move-in fee 10% of base rent - Refundable Security Deposit 90% of base rent REQUIREMENTS FOR APPLICATION - Applications are required for each adult, and should be completed within 48 hours. - Applications must be submitted online (we will email link to you) - All residents must be listed - A valid government-issued ID is required for each adult with their application - Proof of Income is required as part of the application - Proof of rental history is required as part of the application *Smoking is never permitted at any of our properties CRITERIA FOR APPROVAL - Total income of all applicants must be at least 3xRent. - Rental History or homeownership must be verifiable with no previous evictions, notices to comply, broken leases, money owed to former landlords, or more than 2 late payments within the most recent 12 months. - Credit score of 650 or higher - Co-signers and personal guarantees may be considered if applicant does not meet minimum criteria - A copy of your credit report will be provided for you if you are turned down because of credit * This property is not available for tenants with an income less than 3xRent, a move in date too far out, or any unmet property requirements *This community does not accept reusable (portable) tenant screening reports
