Unfurnished Unit 12 month lease minimum Tenant shall pay a security deposit of $1150. Deposit is refundable and may be used for unpaid rent, damages beyond normal wear, or cleaning. Tenant must place electric service (LG&E) in their own name before move in and maintain active service throughout the lease. Water, sewer, and trash are covered by landlord. Tenant must comply with all Condominium Association rules, regulations, and bylaws that apply to the Premises. Tenant is responsible for reviewing these rules and following them at all times. Any fines, penalties, or charges issued by the HOA due to Tenant's actions, guests, or pets will be billed to the Tenant. The Premises may be used solely as a private residence for the Tenant(s) listed in this Agreement. Tenant may not engage in illegal activity, create disturbances, or allow excessive noise. Tenant may not sublease, assign, or rent the Premises (including short term rentals such as Airbnb) without written permission from the Landlord. Landlord may enter the Premises with 24 hour notice for inspections, repairs, maintenance, or to show the unit to prospective tenants or buyers. In emergencies, Landlord may enter without notice to protect the property or occupants. Tenant may not unreasonably deny access. Tenant must keep the Premises clean and in good condition. Tenant is responsible for damage caused by negligence or misuse. Landlord handles major repairs unless caused by Tenant.
