Lease terms

-For 30+ day stays, a rental agreement will be required to be signed before access information will be given. -No smoking allowed (weed or cigarettes) - evidence will incur a $500 minimum fine. Please smoke away from the home away from windows or doors and dispose of cigarette butts properly. -Any visitors must also be listed in the guest count. Minimum fine of $50 per person per night will apply for any undisclosed guests. -Please observe a 9 p.m.- 8 a.m. quiet hour for our neighbors. They are our utmost priority to continue to operate short term rentals for years to come. Noise violations are taken seriously and will have one courtesy warning before removal without repayment for nights unspent. -Our place is not for parties. $500 minimum fine for parties. No refund will be given for nights unspent if we are forced to terminate the reservation due to a party. - Undisclosed pets will incur a minimum $250 fine plus any extra cleaning charges. - No refunds will be given for COVID-19 or weather related cancellations. Please consider purchasing trip insurance that covers any unforeseen circumstances. Please note during hurricane season our area is prone to inclement weather. - $75 per hour charge for not checking out on time. Please communicate if you need more time, if we can accommodate we will not charge a fee. - If our property has a grill, please clean after use to avoid an extra $75 grill cleaning charge. - Ice makers are an extra amenity and no refunds will be given if they are not functioning properly. - Any cleaning or maintenance issues must be addressed to the host. We must be able to attempt to fix the issue before offering refunds. If an issue is not addressed during the stay, no refunds will be provided. Pet Rules: -House trained dogs (sorry, no cats or other animals allowed) that are pre approved are allowed! Any size or breed is allowed, please just verify they are over one year old and house trained prior to booking. -Pet fee is $15 per night per dog + platform fees if applicable. - Dogs must be crated when left unattended, or left in an area with hardwood floors only like the primary bathroom. - Dogs must be supervised when in the backyard and may not be left in the backyard unattended. Please note if your dog is an escape artist, the back fence is shorter and there are some places a dog could dig under if they try hard enough. -$75 pet waste fee will be applied if pets are not cleaned up after in the backyard. -Stays over 60 days will require a clean every 30 days included in your booking fee. *An application, screening, signed lease and deposit is required for 30+ day rentals-please inquire for more details.
