Lease terms

Lease Terms: Rent: $3,450/month Security Deposit: $3,450 Lease Duration: 12-month minimum lease Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, and any other utility services. No smoking inside the property. No pets allowed. Pets may be considered on a case-by-case basis with owner approval, additional pet deposit, and/or monthly pet rent. Renter's insurance is required before move-in. Tours & Application: Viewings are available by appointment. No application is required before touring. Before scheduling, prospective tenants may be asked basic pre-screening questions regarding move-in date, income, number of occupants, pets, smoking, and rental history. Interested applicants must complete a rental application and pay a non-refundable application fee of $55 per adult applicant. Applicants will be screened based on verifiable income, employment history, credit history, background check, rental history, eviction history, and accuracy/completeness of the application. Written tenant selection criteria will be provided before application submission/payment. If an applicant does not meet the screening criteria or provides inaccurate or incomplete information, the application may be denied and the application fee will not be refunded. Move-In Special: Qualified applicants may receive $500 off the first month's rent. Security deposit may be split into 2 payments with owner approval.
