Lease terms

Lease Term: One (1) year. Renewal is subject to the Landlord's approval. If no new lease is signed after the initial term, the tenancy converts to month-to-month. Rent: Rent is due on the 1st day of each month. A $15 late fee applies if rent is not received by the 5th day of the month. Security Deposit: A security deposit is required before move-in and may be used to cover unpaid rent, damages beyond normal wear and tear, or other lease violations. Utilities: Landlord pays gas, heat, water, sewer, garbage, and sanitation. Tenant is responsible for electricity, internet, cable/satellite television, and telephone and must establish these services in their name. Occupancy: The apartment is to be used solely as a private residence. Additional occupants require the Landlord's prior written approval. Guests may stay for up to three (3) consecutive days without approval. Smoking & Illegal Activity: Smoking and illegal drug activity are prohibited anywhere on the premises. Pets: No pets or animals are permitted unless approved in writing by the Landlord. Maintenance: Tenants are responsible for keeping the apartment clean, promptly reporting maintenance issues, replacing light bulbs, resetting breakers, and paying for damage caused by themselves or their guests. Alterations: Painting, installing fixtures, or making other permanent changes to the apartment requires the Landlord's prior written consent. Renter's Insurance: Tenants are required to maintain renter's insurance with liability coverage throughout the lease term. Subletting: Subletting or assigning the lease is not permitted without the Landlord's prior written consent. By submitting this application, you acknowledge that you have reviewed these general lease terms. Acceptance of an application does not create a lease agreement. A lease is formed only after both the Landlord and Tenant execute the written Lease Agreement.
