Lease terms
This property is available and move-in ready immediately with a signed lease through June 30, 2027. Please call or text the owner to arrange a tour; the property manager will work with you and the current tenants at your convenience. Landlord will pay for water and sewer; tenants are responsible for other utilities. Tenant expectations: 1. Pay a late fee of $50 for all rents not paid in full on or before the first of each month. 2. Not to assign or sublet this lease without written permission. 3. To abide by all house rules incorporated into this lease. 4. To pay for any damages caused by the tenant, tenant's family, or visitors. 5. Not to allow any unauthorized person to live in the house/apartment 6. The Landlord or authorized person may enter to make repairs or show the house/apartment to prospective tenants. The lessor or authorized person must provide the tenant at least 24 hours written or electronic notice before entry except in emergency situations that pose immediate threat to the property or its occupants. 7. To quit and deliver the premises peacefully and quietly at the end of the lease term. 8. The house/apartment is to be thoroughly cleaned at the tenants expense before their departure. This includes, but is not limited to all appliances, bathrooms, and flooring. Tenants will be billed for any cleaning not deemed to be thorough by the landlord. 9. To take care of lawn care and snow removal. House Rules: 1. Be a good neighbor. Be considerate of your use of TV's, radios, etc. No excessive noise shall be made that will disrupt neighbors. This includes excessive noise from barking dogs. 2. No smoking allowed. Any tenant who smokes or allows smoking in the house may be subject to eviction and agrees to have the house professionally cleaned and fumigated at their expense. This includes carpeting. 3. One dog is allowed with a $1000 security deposit. Tenants with pets agree to the following: a. To have the house professionally cleaned to eliminate all pet odors and hair b. The tenants security deposit will be used for the cleaning and fumigation to repair any damages caused by the pets and for any lawn repair that is needed. 4. All garbage must be placed in cans and kept covered. It is your responsibility to take trash cans and recycling containers to the street on collection day and return them when they are emptied. Any fines issued by local municipalities will be the tenant's responsibility to pay. 5. No sanitary napkins, tampons, or paper towels are to be put in the toilets. Do not pour grease down the drains. If drains are clogged due to this misuse, the tenant will be charged for the service call. 6. Take large, heavy items such as rugs and bedspreads to the laundromat instead of cleaning in the washing machine. 7. The building owner' s insurance does not cover your personal property. Renters' insurance is required. 8. Report any and all malfunctions to management as problems arise. 9. Picture hooks and wall mounting devices must be approved by owners. No painting is allowed without written approval from owners. 10. Do not leave obstructions on the utility access drive to the right of the garage. 11. No unregistered or disabled vehicles may be parked or stored on the premises. 12. No cars, trucks, or heavy equipment may be driven or parked on the lawn. 13. The outside must be kept free of trash and debris, and neat and tidy at all times. 14. Landlords shall be entitled to any and all costs, fees, and charges associated with enforcing any provision of this lease agreement, including, but not limited to attorney fees and court costs.
