One floor building/end unit. So no tenants above, below or to the left with only one unit to the right.… South facing one bedroom one bath apartment located on the main street of Shutesbury, just 8 easy miles to UMASS and Amherst with only one stop light. Sits back from the road and has a big back yard.
The apartment has direct vent propane gas heaters, insulated walls/ceilings and double pane windows, a newer roof, a nice deck overlooking a huge back yard and some of the best tasting well water Ive ever come across. Its a short commute to Amherst, Hadley or UMass/Amherst College etc. Great for post grads looking for their own space, but all are welcome. Landlord pays for plowing, lawn care, septic/well maintenance. Tenant pays for heat, hot water, electricity, high speed fiber optic internet/tv apps, shoveling walk/stoop to unit. The Town of Shutesbury has high speed fiber optic internet which also gives great cell reception. This is one of the last Towns that actually picks up your trash and recyclables once a week. Landlord supplies 50 Town trash bags to each apartment. More can be purchased if needed.
Kitchen/Living Room/Dining combo: Enter from the front of the house into a nice sized kitchen featuring tile flooring, ample counter space and cabinet storage. The room includes a dining area in front of a south facing window for great light. The living room is good sized with hardwood floors and south facing windows.
Bath: Has an exhaust fan, shower stall, tile floor, toilet and sink with storage.
Bedroom: Very nice sized bedroom with two double closets and one single closet. One of the double closets includes a washer and dryer. Theres a door from the bedroom that leads to a very nice deck. The floor is carpeted with a thick padded pad for warmth and comfort.
Ive been told its very quiet and a very pleasant space to occupy with windows on the south, west and north sides of the apartment. The back yard is very large and, with my permission, you could set up horse shoes, a fire pit, badmitten etc. Just a few miles to Lake Wyola, which is a very clean lake with boating, a beach and food concession. I would also allow a quiet dog at a $50/month rent increase or a cat at $25/month. No kitties or puppies, no exceptions. Because there is a septic system, the maximum allowed tenants are limited to two people. Last months rent and security deposit equal to one months rent to sign the one year lease. Lease may be extended for tenants in good standing.
