Lease terms

1. Rent advance 1 month , rent paid first five days of every month. 2. Tenant must give 1 month Security Deposit and 1 Month Rent. 3. Minimum lease period is 12 months after that it can be month to month pay based on the term. 4. Grace period of 15 days for rent pay of month to month, after passing grace period will start mutual talk either notice or late fee $250 will be charge every week until a month. 5. Lawn and snow removal will need to be managed by Tenant. 6. All utilities ( water, electricity, internet and gas) needs to be transferred on the name of the tenant after lease singing off. 7. Trash and Sewer quarterly ($120 & $117.63) and needs to be paid by tenant either monthly into rent or quarterly to the Homeowner. Penn waste ($69.81 for every two months) to be paid by tenant monthly into rent payment. 8. Any damage to the property during the tenure is responsibility of the Tenant 9. Garage lawn maintenance tools including lawn mover, blower can be used by tenant. 10. House cleaning will be performed at the time Lease sign and before moving in. 11. Though out the house, basement shelf's can be used by the Tenant as required, would be suggest to gentle use and leave them at the time of term as-is. 12. Homeowner will need access to the property inspection every 6 months or over once. 13. After the lease Home Owner Sole decision to make extension of termination of the lease.
