Lease Terms: Pet Policy: In consideration of neighborhood safety, all animals residing in the property must be properly vetted, including up-to-date vaccinations and licensing. Prior approval from the landlord is required for any pets, and a separate pet deposit may be applicable. Utilities: The responsibility for payment the following utilities, including but not limited to electricity, water, and gas services, lies with the renter. The renter is required to set up and maintain utility accounts in their name and ensure timely payment of all associated bills. Rent Payment: The renter agrees to pay the monthly rent in full, on or before the due date specified in the lease agreement. Payment methods accepted by the landlord include check, or bank transfer. Late payment fees may be applicable for payments received after the specified due date. Maintenance and Repairs: The renter is responsible for promptly reporting any maintenance or repair issues to the landlord or property management. The landlord will make reasonable efforts to address reported issues in a timely manner, depending on the nature and urgency of the problem. Property Care: The renter agrees to maintain the property in good condition, exercising reasonable care to prevent any damage. Any damage caused by negligence or intentional actions of the renter or their guests will be the renter's responsibility to repair or reimburse the landlord for the cost of repairs. Lease Duration: The lease term shall be 6 months. The renter agrees to comply with all terms and conditions of the lease agreement for the specified duration unless otherwise mutually agreed upon by both parties in writing. Termination: Early termination of the lease agreement may incur penalties, including but not limited to a termination fee and responsibility for rent until the end of the lease term or until a new tenant is found, whichever occurs first. Security Deposit: A security deposit, equivalent to the agreed monthly rent, is required prior to occupancy. The deposit will be held by the landlord as security against any unpaid rent, damages beyond normal wear and tear, or breach of lease obligations. The deposit will be returned to the renter, less any deductions, within the legally required timeframe after the lease termination. Entry and Access: The landlord or authorized representatives may enter the property for inspections, repairs, or other necessary purposes after providing reasonable notice to the renter, except in cases of emergency. Governing Law: This lease agreement shall be governed by and interpreted in accordance with the laws of the Platte County, Missouri. Any disputes arising from or related to this agreement shall be resolved in the appropriate jurisdiction.
