LEASE TERMS APPLICANTS MUST: - Have current employment that can be verified - Verifiable gross monthly income must be 3 times the rent (ex. $1,245/mo x 3 = $3,735/mo in verifiable gross pay). All residents can combine their pay to achieve this threshold. - Provide accurate and complete information on the application form - $50 application fee PER ADULT (18+) - Application must be filled out for each adult living on the premises APPLICANTS MUST NOT HAVE: - Been evicted from a property in the past 3 years - A felony convictions within the last 7 years involving bodily harm - A felony convictions within the last 7 years involving property destruction or damage - A felony convictions at any time for a sexual offense PLEASE NOTE: - We only want upstanding residents who enjoy country living and respect their neighbors. Firing guns, loose dogs, loud parties, tearing up the roads are strictly PROHIBITED. - Washing machine and dryer are not provided - All utilities are paid by the tenant - Tenant is responsible for yard care - We have a zero tolerance policy for late payments. Payment is due on the 1st. Grace period ends on the 3rd. The eviction/foreclosure process begins on the 4th. - We perform a thorough background check on all applicants which includes criminal and credit investigations, calling current employers, obtaining proof of income (e.g. paystubs, W2s, 1099s, and/or bank statements), calling current and previous landlords, etc - A BAD CREDIT SCORE DOES NOT DISQUALIFY AN APPLICANT - Dogs are allowed as long as they are not breed restrictive per our insurance policy - Mailboxes are not approved by the USPS yet, so we will pay for (1) year's subscription to a local post office
