Credit History- acceptance is based on your credit history, no prior evictions, judgements, or collections because of unpaid or late rents or excessive late payments or collections. Any evictions will automatically disqualify you. Criminal background will be verified. Employment verification will be verified. Current rental history will be verified. Tenant Responsibilities & Expectations Tenant is responsible to pay all utilities: Water, Electric, Trash, Sewer and Gas, if applicable. Utilities must be in tenants name before keys will be released. Rental insurance is required. Owner to be additionally insured on policy. Tenants responsible to maintain yard and pest service on the home after move-in. Must abide HOA rules. Security deposit required and equal to first month rent. Upon move-out $250-$400 non-refundable cleaning fee will be deducted from security deposit. Home will come in AS IS condition and owner will determine when home will be painted, carpet cleaned or replaced, or any other work done to the home. Completing the online application Everyone over 18 years old who will live in the home is required to complete an application. Upon providing applicants full name and email address a link will be sent to your email address by a 3rd party. Please allow 24-48 hours for response. Application fee is $47.95 per applicant and is non-refundable. In the event of multiple applications, the applicant deemed most qualified will be accepted. Upon acceptance of rental application, a non-refundable earnest deposit of $500.00 is due within 24 hours to hold home. Earnest deposit to apply towards total move-in costs upon move-in.d and checked Tenant pays Electric, Water, Sewer And Trash.
