Lease terms

Lease Term: 12-month minimum lease required. Longer-term lease options available upon agreement. Security Deposit: One (1) month's rent required as a security deposit before move-in. Rent Payment: Monthly rent is due on the 1st day of each month. Security Deposit: 1.5 months' rent First month's rent + security deposit due before move-in Late Payment: Rent received after the due date may be subject to a late fee/penalty as outlined in the lease agreement and applicable local regulations. Utilities: Tenant is responsible for all utilities and services associated with the property unless otherwise specified. Pets: No pets allowed. Tenant Responsibilities: Tenant agrees to maintain the property in good condition and comply with all lease terms. Renewal: Lease renewal is subject to mutual agreement between landlord and tenant. Lawn Maintenance: Tenant is responsible for regular lawn care and maintenance, including mowing, trimming, and keeping the yard in good condition throughout the lease term. Current Lawn Service: The current lawn maintenance contractor cost is approximately $100 per month. Tenant may continue using the existing contractor or arrange equivalent lawn care services subject to maintaining the property standards. HVAC Air Filter Replacement: Tenant is responsible for replacing the air conditioning (A/C) filter on a monthly basis. Replacement filters will be provided by the landlord. General Care: Tenant agrees to keep the property clean, well-maintained, and report any maintenance issues promptly.
