Rental Qualification Criteria: All applicants must meet the following minimum requirements to be considered for tenancy: Income: Gross monthly household income must be at least 2.5x the monthly rent. Credit: Minimum credit score of 690 or higher is preferred. Applicants with scores below 690 may be declined or subject to additional deposit requirements. Criminal Background: Applicants must have a clean criminal record. Any history involving violent crimes, drug distribution, property damage, or other serious offenses will be grounds for denial. Rental History: At least 2 years of verifiable rental history with no past evictions, lease violations, or unresolved issues with previous landlords. Preferences: (Non-Required, but Strongly Considered) Preference will be given to applicants who demonstrate: -Intent to rent long-term (2+ years) -Stable employment and income history -Strong references from prior landlords -The ability to maintain homes in good condition Move-In Requirements: Upon approval, the following must be submitted before move-in: -$2000 First month's rent -Security deposit equal to one month's rent -Non-refundable application fee of $48 per applicant -All payments via certified funds (e.g., cashier's check or money order) - Tenants must place applicable utilities in their name and provide confirmation of activation before move-in. -Tenant-Paid Utilities: Tenants are responsible for the payment of all utilities besides Trash, including but not limited to: Electricity, Water/Sewer, and (optional Internet/Cable) Additional Notes: -All applicants 18 or older must submit a separate application. -Incomplete applications or failure to provide requested documentation may result in delays or denial. -This property adheres to all Fair Housing laws and does not discriminate on the basis of race, color, religion, national origin, sex, disability, or familial status.
