Lease terms

Tenant is responsible for all utilities, including electricity, water, sewer, trash, internet, cable, and any other utility services. Tenant is responsible for routine lawn maintenance, landscaping upkeep, and proper irrigation of the yard throughout the lease term. Smoking and vaping are prohibited inside the home, garage, and any enclosed areas of the property. Lease terms will be governed by the Texas Realtors Residential Lease Agreement. Security deposit required. Rent is due on the 1st of each month. Late fees will apply as outlined in the lease. Tenant is required to maintain renter's insurance with a minimum liability coverage limit of $300,000 throughout the lease term and provide proof of coverage prior to move-in. Tenant shall promptly notify Landlord of any maintenance issues, water leaks, plumbing issues, irrigation system malfunctions, HVAC failures, electrical problems, property damage, HOA violations, criminal activity occurring on the Property, or any condition that may cause damage to the Property. Tenant shall notify Landlord within 24 hours of any law enforcement response to the Property. Property may not be used for short-term rentals (including Airbnb, VRBO, or similar services) without written approval from Landlord. Occupancy is limited to approved tenants listed on the lease. Pets are subject to Landlord approval and any applicable pet fees or deposits.
