Lease terms

- Minimum 12-month lease preferred - First month's rent and security deposit of $2,995 due at signing. - Rent is due on the 1st day of each month. If rent is not received by 11:59 PM on the 5th day of the month, Tenant shall pay a late fee equal to 5% of the monthly rent, as permitted under North Carolina law. Any payments received will be applied first to outstanding balances, including late fees, before being applied to current rent. - Tenant responsible for electricity, gas, internet/cable, and any optional utilities or services. - Tenant parking in garage only (2 car garage). Any tenant(s) or guests of tenant who park illegally within the community are subject to any towing and boot fees. - Water, sewer, trash and outside landscaping included in monthly rent. Trash cans must stay in the garage or against the house and must not be overflowing. Trash and recycling is picked up on Thursdays. Overflowing bins are only permitted the night before trash pick up and no earlier than 6pm. - Smoking or vaping of any kind is strictly prohibited inside the home, garage, and rooftop areas. Tenant shall be responsible for all costs associated with remediation of smoke or vapor-related damage, odors, staining, cleaning, repainting, or replacement of affected materials caused by Tenant, occupants, or guests. Violation of this policy shall constitute a material breach of the lease and may be grounds for termination of tenancy and eviction in accordance with North Carolina law. Violators of this lease term will forfeit their security deposit(s) and be responsible for additional costs associated with remediation smoke or vapor-related damage, odors, staining, cleaning, repainting, or replacement of affected materials caused by Tenant, occupants, or guests. - Dogs considered on a case-by-case basis with additional pet fees and monthly pet rent. Subject to breed, size, and landlord approval. - Rooftop turf may not be used for pet relief under any circumstances. Tenant shall be responsible for the reasonable actual costs of turf replacement, odor remediation, and any related damage caused by violation of this policy. - Tenant shall maintain the premises in a clean, sanitary, and well-kept condition throughout the lease term and shall promptly notify Landlord of any maintenance or repair issues. Tenant shall not intentionally or negligently damage the property and may not make alterations, installations, or modifications to the premises without Landlord's prior written consent. - Lawn/exterior maintenance and HOA responsibilities managed by HOA unless otherwise specified. - Quiet hours from 11pm-7am seven days a week. - Renters insurance required prior to move-in and must be maintained throughout lease term. Tenant shall maintain renters insurance with minimum liability coverage of $150,000 and provide proof of coverage prior to occupancy. - Full background check, credit screening, income verification, and references. Applicants must provide a minimum of three references, including prior landlord references when applicable. Current landlord references alone may not satisfy rental history verification requirements. - Income must verify at least 3x monthly rent. - Unauthorized occupants or subleasing prohibited without Landlord's prior written consent. - 60 day notice is required. - Furnished lease option available for qualified tenants. -Lease terms listed above subject to change prior to signing lease agreement.
