Lease terms

This is for a 12 month lease in which the tenant is responsible for all utilities. The lease term is negotiable, depending on circumstances. Longer lease terms may result in a lower monthly rental fee. There is no smoking inside the house. The no pet policy is may be looked at on a case by case basis depending on the pet, it's training, size, age, breed, etc. Year round lawn care (mowing, trimming, limb removal, leaves, gutter clean out, shrub trimming, tree trimming etc) is provided and included in monthly rent. Tenant agrees and is responsible for watering on a regular basis in order to maintain lawn health. Minor maintenance and repairs are the responsibility of the tenant. Examples of minor maintenance/repairs include regularly changing the air filter, clearing slow running drains, pest control, minor carpentry repairs etc. Notify landlord immediately in cases of water, electrical, major plumbing, heat, air conditioning, or general safety issues.
