Lease terms

The landlord provides water, sewer, and landscaping services. Tenants are responsible for electric, propane refills, and cable/WiFi. First month's rent, last month's rent, and a security deposit are due at lease signing. This is a non-smoking unit. Smoking inside the home will result in additional fees. The security deposit covers standard damages; however, tenants are responsible for any repair costs exceeding the deposit amount. A $75 late fee will be applied to rent payments more than 10 days past due. All tenants must comply with community rules, including designated quiet hours between 10:30 PM and 8:00 AM. Dogs are permitted but must be kept on a leash at all times, and owners are required to promptly clean up after them. One designated parking space is included per unit. Subletting is not permitted. All occupants must be listed on the lease agreement. An additional fee may apply for more than two occupants. This home is located within a 55+ community. Occupancy is subject to community guidelines and approval, and exceptions may be considered in accordance with those guidelines.
