Lease terms

Lease to begin July 15, 2026 - July 14, 2027 Employment verification upon application will be done. Single family lease only. Residential use only. Minimum 12month lease - with good standing, may renew. Rent due on 1st of every month, late on the 5th with a late fee of 5% of rent for every day late. If rent is one week late, will begin eviction process via lawyer. A thirty-day day written notice required if tenant elects to terminate lease before the expiration of lease terms. Tenant will remain responsible for payment of all rent and utilities under this lease through the termination date. In addition, tenant shall pay an early termination fee equal to one months rent. Early termination fee is due on or before termination date. Renter pays for all utilities and bills occurred during residency. Any unpaid bills will be deducted from security deposit in the event they remain unpaid after termination of this agreement. No smoking allowed. No illegal activities and or substances allowed; will be evicted immediately. Renter will mow yard & remove snow. Renter will be expected to keep up on general every day maintenance (change lightbulbs, replace batteries on fire extinguishers etc). Landlord will change air filter & inspect smoke detectors quarterly (will provide a week notice prior) Other than painting, alternations of residence property need approval. Tenant agrees to accept property in its present state of cleanliness. They agree to return the property in the same condition or pay a 200$ cleaning fee. If anyone removes property belonging to landlord without written consent of landlord, this will constitute abandonment and surrender of premises by tenant & termination by them of this rental agreement. Tenant agrees to notify landlord immediately of leaks, water spots, and or any signs of serious residence (foundation) problems. Pet(s) are only allowed on the premises by prior approval of owner. Security deposit will be fully refunded upon move out as long as residence is returned as found at move in date. House has been proactively treated professionally by pest services. Tenant responsible for any pest issues during lease terms immediately. Form of payment for rent can be Venmo, Cash App, check, or Zillow rent. New carpet will be installed upon owners moving out first week of July.
