Lease terms

12 24 month lease preferred. Renters are responsible for all utilities (electric, water, sewer, internet beyond HOA package). HOA-provided entertainment/streaming package is included. First month's rent and last month's rent due at signing. Security deposit equal to one month's rent required (additional deposit may be required based on credit and application strength). Minimum household income of 3x monthly rent required. Minimum 700 credit score preferred. Clean background check and strong rental history required. No prior evictions. No smoking of any kind inside the home or on the property. Pets considered on a case-by-case basis with approval. Non-refundable pet fee may apply. Tenant is responsible for any pet-related damages and must comply with HOA pet guidelines. Tenant is responsible for maintaining the interior of the home in excellent condition, including air filter changes, light landscaping within the courtyard, and routine cleanliness. Property must be professionally cleaned upon move-out. HOA rules and regulations must be strictly followed. Any HOA violations or fines incurred by tenant will be tenant's responsibility.
