Lease terms

Small dogs and cats are OK (there's a $400 pet deposit, and additional rent $35/month) No smoking is allowed inside the property/ Renters pay for all utilities, and $75/month for water Rental requirements: -$50 application processing fee per applicant -Must have a credit score of 670 to get approved -Negative or adverse debt showing on consumer credit report may require additional security deposits. -3 or more past due accounts, judgments, liens or collections (not related to medical expenses) will result in denial of the application. - Discharged Bankruptcy within the past 5 years will require additional security deposit. Bankruptcy will be denied. -Minimum income must be 3x the rent, must be from a verifiable, legal source. If your rent income does not meet this, you may not qualify. Current paystubs for the past 3 months will be required. - 12 months of verifiable contractual rental history from a current unrelated, third party landlord or home ownership is required. -3 or more 72 hour notices for non-payment of rent within 1-year will result in a denial of application. -Two or more dishonored checks within 1 year= denial of the application. -Rental history reflecting any past due or unpaid balances to a landlord=denial of application. (If debt has been paid, we will require an additional security deposit.) -Tenant is required to be eviction free for the past 5 years. -Rental references required, references can't be older than 1 year. 1 year lease required Will not accept a reusable tenant screening report
