Lease terms

Weekly pool maintenance is provided by the owner. A professional pool service comes once a week to clean the pool and maintain the proper chemical balance. Internet service is included in the rent and provided by the owner. Tenants do not need to pay for internet service. If tenants wish to upgrade the internet plan, they may do so at their own expense. The garage has been converted into an ADU and has been occupied since 2024. The ADU has a completely separate entrance and is separate from the main house in all respects except for utilities. The ADU tenant does not have access to the backyard, pool, or any other amenities associated with the main house. Utilities are not separately metered between the ADU and the main house. The main house tenant is responsible for all utility bills. To offset the ADU tenant's utility usage, the owner provides a $100 monthly utility credit. The advertised rent already reflects this credit, so no additional utility credit will be provided. Tenants may park up to three vehicles in the driveway. The driveway serves as the designated parking area, as the garage is not available for parking. Pets are allowed, subject to the terms of the lease. A large storage shed is located behind the house and is available for the tenant's use. It provides ample space for storing personal belongings, tools, seasonal items, and other household goods. Tenants will be provided with a key fob to access the community clubhouse amenities, including the swimming pool, tennis courts, basketball court, picnic area, and other community facilities and amenities.
