Lease terms

Lease term is 12 months. Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, internet, cable, and any other utility services connected to the property. No utilities are included in the rent. Security deposit is equal to one month's rent. First month's rent and security deposit are due before move-in. Small dogs only, 25 lbs or less, subject to owner approval. Pet fee is $50 per month. No aggressive dogs allowed. No smoking allowed inside the property. All applicants must complete a rental application, credit check, criminal background check, income verification, and rental history verification. Minimum gross household income must be at least 3x the monthly rent. Minimum credit score required is 650. No prior evictions. All appliances are included, including washer and dryer. Tenant is responsible for maintaining the home in clean condition and reporting any maintenance issues promptly.
